If you’re looking for a close-knit place to call home, with an amazing sense of community and connection among residents, look no further than Acacia Knolls in Laguna Hills, California. This neighborhood features 102 townhomes so you get that sense of an intimate living environment, but there’s still plenty of amenities that make this a truly perfect place to live!

Living In Acacia Knolls?

Don’t let the size fool you. Living in a small community of townhomes like those available in Acacia Knolls has so many advantages. Not only are you more likely to form a close bond with your neighbors, you will feel a sense of belonging (which can be hard to find living in a huge complex). And I get that feeling every time I visit the neighborhood. Plus, it’s located close enough to the city and the freeway, that it’s easy to get to restaurants, shopping centers, and of course all the outdoor adventures that Laguna Hills has to offer!

If you think townhome living is for you, this area is definitely a perfect choice! The well manicured townhomes can be a great option for empty nesters downsizing after the kids move out, or for young families that are just starting out and looking for more space without the full responsibilities of a single-family home.

Weather

What can I say about the weather in Laguna Hills? It’s almost perfect! Orange County boasts abundant sunshine throughout the year, so this is great since Acacia Knolls is close to many outdoor activities, parks, trails, and beaches. Residents can enjoy the outdoors, warm sun, sand, and ocean practically year-round!

Population

With just over 1,800 residents (according to recent public records), this neighborhood is a quiet place to call home. It definitely offers an unique charm, with less traffic, noise, and congestion compared to larger neighborhoods. This can lead to a quieter and more peaceful living experience. Which is definitely a benefit to choosing a smaller community!

Is There An HOA In Acacia Knolls?

The homeowners in this community pay an HOA fee of $365 per month. They manage shared amenities and enforce rules and regulations to maintain the community’s appearance and value, making sure that each townhome looks aesthetically pleasing.

Is Acacia Knolls Gated?

Acacia Knolls is a gated community. And since it only has two streets, it’s a safe place to call home. Many people love this about the neighborhood. Especially since it’s such a small area, families feel like they can let their kids enjoy the amenities available without having to worry.


Acacia Knolls History

A well-established community, Acacia Knolls townhomes were constructed between 1974 and 1975. Many of these have been recently renovated with a few cosmetic upgrades to give a fresh new look to the homes! What’s great about these townhomes is the nice exterior. You can’t beat a beautiful entry door with great curb appeal! And if you are in the market to purchase a property here, my tip is to make sure you are happy with the kitchen and family room! The best rooms in the home to enjoy family time!

Acacia Knolls Real Estate

Acacia Knolls is characterized by its well maintained townhomes, many of which boast an average lot size The good news for buyers is that the median home sale price in Acacia Knolls is $775,000, with the average closing sale price of homes now around $891,000.

Property details include an average square foot of about 1,600 square feet, with 2-3 bedrooms and 2 bathrooms.

Acacia Knolls Community Amenities

One of the many perks to living in this community are the amenities that come with owning a property here. It’s an amazing place to enjoy a fun afternoon exploring a local park, heading out for a brisk walk, taking a dip in the pool, or planning a community party!

If you have kids that are always looking for fun activities, then you’re in luck because this neighborhood features a really beautiful pool area. It’s truly the perfect place to enjoy the day with your family. Especially on the weekends!

And if you like to cook out and prepare grilled meats and veggies, there is also a fantastic barbecue and outdoor cooking area that’s just off the pool area.  So you can fire up the grill and still keep a close distance to the kids at the pool!

Another one of my favorite features of this community is the picnic and playground areas. I love that they have so much space for families to spend time together and enjoy meeting their neighbors! Most of the people that live here park in their garage and since most of the homes have their own driveway, there’s plenty of space for visiting guests to park.

There’s even a sports area where you can bring your equipment to play basketball, tennis, and everyone’s new favorite game, pickleball!

Parks

The neighborhood is situated close to two parks, making this a good location to enjoy the outdoors! Stockport Park is located just off of Stockport and Wilkes Place. It’s a beautiful park that features playgrounds (one for big kids and one for little kids) and a large grassy area with plenty of room to run. And the outdoor space is perfect for playing fun games like kickball, dodgeball, or tag.

Another great feature to this park is that you can use the area to host birthday parties for the kids, as well as barbecues. There’s also a sand volleyball court, place to play hopscotch, and 2 four square courts. Even though it’s a pretty large space, it’s still easy to keep an eye on the kids. So I’d definitely recommend checking this park out!

A second park that is close to the community is Beckenham Park, located off of Wilkes Place and Beckenham St. A colorful playground with concrete turtles, this is a cute place to meet other families for morning playdates. It’s perfect for all ages, but I definitely recommend taking the little kiddos here to explore!

One of the best features of this park is that there is plenty of shade. So everyone can play while staying cool! You can also pack a picnic lunch and enjoy snacks on the available benches. There’s also a sidewalk and lots of grassy areas, so plenty of space for a day of fun!

There’s almost always something fun to do in and around Acacia Knolls, which is why it’s the perfect place to build your life and raise a family! Located in the heart of Laguna Hills, what’s different about the Acacia Knolls’ community is that it only has two 2 streets: Acacia Lane and Silverleaf Lane. This makes getting in and out quick and easy for both residents and guests! It’s also located just a short distance from Interstate 5, so you still have easy access to fun activities, restaurants, and shops.
