This popular neighborhood is located in the city of Laguna Hills, CA. and is known for it’s beautiful houses and well landscaped lawns. A truly wonderful place to live, the neighborhood has just under six hundred detached, single-family homes and eighty-eight townhomes in the gated community of Bella Vista, so there’s definitely something for everyone! Living In Moulton Ranch

As a prestigious neighborhood, living in Moulton Ranch is what you’d expect from a beautiful area in California. Nestled in the picturesque southern part of Orange County, surrounded by natural beauty, there are plenty of rolling hills, lush green spaces, and nearby coastal areas to explore.

It is also centrally located to the city so there’s plenty of shopping, restaurants, and entertainment. Talk about a dream come true! Residents are lucky to call this place home, and it’s a great place to raise a family!

WEATHER

The weather in Moulton Ranch is pretty perfect! You can expect mild, pleasant winters and warm, dry summers. This amazing year-round weather allows residents to participate in outdoor activities and enjoy a comfortable lifestyle. If you love temperatures in the 70s-80s for most of the year, then this is a great location to buy a property. You just can’t beat the California weather!

POPULATION

Recent data shows that the population of Moulton Ranch is just under 6000 people, which makes for a large neighborhood with plenty of families to get to know! And that’s one of the best things about living there. The sense of community and family-friendly activities truly makes this a popular area.

Where Is Moulton Ranch?​

It’s all about the location! One of the biggest perks of living in the Moulton Ranch location is all the nearby attractions. You can enjoy easy access to major freeways (including I-5), making it super convenient for commuting to nearby cities like Laguna Niguel, Aliso Viejo, and Laguna Woods. And it’s also close to great shopping centers, delicious restaurants, parks, and recreational facilities.

Moulton Ranch History

It all started when Lewis Moulton came to California from Boston in 1874 and founded Moulton Ranch by leasing Rancho Niguel. An avid cattle and sheep farmer, he leased the property for several years, before finally purchasing the land in 1895. Then he increased the land he owned to 22,000 acres. This land was then subdivided in 1960 and part of that division is the city we know today as Laguna Hills.

Ranching and agriculture are central to the identity of the Moulton family to this day. And in 2022, they opened the Moulton Museum to keep the history of Orange County and its ranching era alive. It has rotating exhibits that feature Lewis Moulton’s ranching legacy, Nellie Gail Moulton’s artwork, daily life, business culture, and local history. The museum actively archives, restores, and preserves Orange County historical artifacts from farm implements and buggies to documents, artwork, and images of the period. Moulton Ranch Resident Recreation

There’s plenty of nearby amenities to take advantage of when living in Moulton Ranch! You have access to horse trails in Nellie Gail, tons of parks, biking trails, sports complexes, swimming pools, hiking trails, and so much more. The list goes on! There are also many open green space parks around Laguna Hills that are full of mature trees and plants that are a huge attraction to people that live in the area.

PARKS IN MOULTON RANCH

Moulton Ranch Park

One of my favorite California parks, located on Bridlewood Dr. and Meadow Creek Dr., this park has amazing facilities with plenty of land and green space to explore! A great size, featuring 8 acres, this park has playground equipment that is perfect for preschool-aged kids, as well as picnic tables, places to BBQ, and walking paths. And don’t forget the camera! You can enjoy picture-perfect views of Saddleback Valley!

Nellie Gail Ranch Park

The Nellie Gail Ranch Owners Association maintains 4 arenas, 25 miles of trails, 50 acres of green space, 5,000+ trees, and 6 parks… exclusive for it’s residents only! There’s truly something for everyone! I love to pack up a picnic lunch and explore for the day. Not only is there shaded space for warmer days, there’s also lots of places for fun in the sun as well. The property at all of these parks is breathtaking. And there are views for days! I seriously don’t know which one is my favorite!

Is There a HOA?

The Moulton Ranch Homeowners Association highlights a sense of community by organizing events, while fostering a tight-knit atmosphere among residents. They manage shared amenities and enforce rules and regulations to maintain the community’s appearance and value, making sure that each house looks aesthetically pleasing. The HOA fees for Moulton Ranch can be paid on a monthly or quarterly basis, and range from about $345 a quarter or $115-$428 dollars a month.

Is Moulton Ranch Gated?

Yes, located in the gated community of Bella Vista, the added presence of security measures such as gated entrances contributes to a safe living environment.

Listing data shows that the median home price in Moulton Ranch is $1,580,000, and the average closing sale price of homes ranges from $865,000 to $1,900,000.

The average house square footage ranges from 2179 to 3900 square feet, with 3-5 bedrooms (so plenty of space for a home office) and 3-5 bathrooms. The homes were built between 1987 and 1993. It can be especially hard to find a nice house with a large lot size in California, so this is definitely a huge draw to purchasing property here!
